Conveyance is the ownership right to the building and the plot on which the structure is built. Deemed conveyance is obtained through the competent authority if the developer does not give it. PUNE: The state cooperative department received only 101 applications for deemed conveyance from newly-registered housing societies in 2022 despite its special, targetted drive for the viral document. Conveyance is the ownership right to the building and the plot on which the structure is built. Deemed conveyance is obtained through the competent authority if the developer does not give it. Newly-registered housing societies can approach the cooperative department for deemed conveyance four months after the society's registration if the developer refuses to carry out the deed. "The numbers are dismal," Anil Kawade, the state commissioner for cooperation and registrar of cooperative societies, told TOI on Monday, adding that about 2,500 to 3,000 societies are registered on average in a year. "We have directed our deputy registrars to individually call these societies to come and apply. Housing society federation members too have been requested to create more awareness. Societies should understand the benefits of deemed conveyance." State housing federation members have also been roped in to reach out to societies to create awareness. Vice-chairman of the Maharashtra State Cooperative Housing Federation Suhas Patwardhan said they have commenced an awareness drive and in the coming week, they plan to conduct a drive in Pimple Saudagar. "Continuous awareness programmes and deputy registrars' follow up with new housing societies will help for deemed conveyance as they have their documents," he said. A deputy registrar said they have been following up with some societies but many are hesitant to push for the deemed conveyance as builders have not fulfilled the assured facilities. "Builders delay the process in giving the necessary assured amenities as well as fail to give details of the maintenance fee collected for the project earlier so societies delay the process," the deputy registrar added.
